Years of rental operations in Singapore taught me that yield is made in the details — tenants, maintenance, and how you treat people.

When people talk about property investing, they usually talk about buying. The purchase is a single day. Operating the asset is every day after that.
Yield lives in the details
Vacancy periods, turnover costs, maintenance response times, the quality of a tenant relationship — these shape returns more than a small difference in purchase price.
Treat tenants and partners well, and the asset tends to treat you well in return.
I have come to see this as stewardship. Something has been entrusted to you, and the responsibility is to look after it — and the people connected to it — properly.
